UAE villa stock is world-class in quality and world-below-average in physical security defaults. This is a field note on the practical, low-visibility upgrades we specify for client residences.
The perimeter
- Boundary wall: minimum 2.4m, with anti-climb capping on exposed stretches.
- Gate: electric, vehicle-rated, with remote-control kill switch accessible from the master bedroom.
- Pedestrian gate: magnetic lock plus mechanical deadbolt, camera at eye level, intercom with picture.
Doors and windows
- Main door: steel-cored with a high-security European-profile cylinder. Replace the factory cylinder – it’s almost always defeatable.
- Sliding glass doors: add a floor bolt or anti-lift bar. Factory locks on sliders are theatrical.
- Ground-floor windows: laminated glass where aesthetically acceptable; otherwise internal film upgrade.
Electronics
- CCTV: IP system with 30-day offsite retention. Always offsite – local NVRs get removed.
- Alarm: graded system with cellular and PSTN backup; distinct duress code.
- Lighting: motion-activated around perimeter; interior on holiday timers.
People
Your household staff are either your strongest security layer or your weakest. Background-check the driver, the maid, the nanny, the cook – and brief them quarterly. Someone who knows the principal’s schedule by heart is a liability if they aren’t also a trusted asset.
